3. Application Review
Applications are normally reviewed within 24 hours, with priority given to applicants needing immediate move-in.
4. Approval & Move-In
Once approved, we'll provide the next steps to reserve your bed and complete your move-in.

Detailed Rental Policies
- Credit & Qualification - Credit and qualification requirements vary by applicant. A credit score of 600+ is generally preferred when a credit check is required. Applicants who do not meet the standard credit criteria may still qualify through additional options, such as a higher deposit or a qualified co-signer with a credit score above 700.
- Application & Screening -There is no fee to submit your basic application. Applicants who require a U.S. credit screening pay a $39 screening fee, which is reimbursed if they move in. International applicants without a U.S. credit history do not require a credit check or screening fee. Alternative documentation may be requested to verify identity, income, or rental history.
- Security Deposit -The standard security deposit is equal to one month's rent plus the monthly utility charge. Qualified applicants may be eligible to pay the deposit in installments. Alternative deposit options may also be available through Rhino Deposit Insurance.
- Tours & Virtual Tours -In-person tours may be available on short notice. If you cannot visit before moving in, we can provide virtual walkthroughs, live video tours, and additional information to help you make an informed decision.
- Reserving Your Bed -A partial security deposit may be required to reserve a bed for a future move-in date. Once a bed is reserved, it is removed from availability for other applicants. Reservation payments are non-refundable, and rent begins on the agreed availability date even if you arrive later.
- Move-In Payment -Any remaining security deposit balance and the applicable first month's rent are due at move-in.
- Month-to-Month Billing -Housing is offered month-to-month. Rent is based on the established rental period and move-in date specified in your agreement.
- Utilities & Services -A flat $55 monthly utilities and services fee is charged in addition to rent. It covers the property's utility and shared-service package.
- Payments --Resident accounts and payments are managed securely through TenantCloud. Additional accepted payment methods may be available.
